How we check our data

Updated October 25, 2026.

Everything MinakiLabs sells comes from public records: county offices, city permit systems and files agencies release under public records laws. Before a source goes into a product we check it, and we keep checking it. This page explains how, and shows the latest results.

Read the terms first

We read each source's terms of use before we take anything from it. A source whose terms rule out copying or resale is not used, or comes only through a public records request instead.

Keep where each row came from

Each record we store keeps its source, the date we fetched it and the raw file it came from. That is what makes the checks below possible.

Re-check against the source

Complete means the whole feed, with a date

We call a town or a channel complete only when the whole feed is held and the checks pass. Each such claim on this site says what it rests on: the month a released report runs through, the date of a release, or the date its history starts. Anything less is shown as partial or coming, on the coverage map and on each page.

Only records matched to a parcel

A distress record or permit is shown on a lead list only when it is matched to a parcel with confidence. Records we can only match loosely, for example by a partial address, stay out of the lists until a better match exists.
